Why is property is such a great investment, even in today’s climate?

Despite recent well published falls in Property Prices, property has risen in value significantly since records started in 1952. At that time, the average property value was £1,891 compared to today’s £160,159. Even taking inflation into consideration, that is a substantial return.

Property is still one of the safest investments anyone can make – but only if you know what you are doing and are able to find the bargains.

This is where we come in. We have been finding heavily discounted properties for ourselves and other property investors over the last 12 -24 months.

We are currently achieving at least a 25% discount on properties we are sourcing.

We are now offered more properties than we can take ourselves. Instead of passing these properties to people we have little or no connection with – we have decided to help out people we know who the benefits of what we are doing, but don’t have the time or don’t know where to start.

Within the Syndicate we will buy properties at a significant discount in member’s names, and we will rent those properties out on their behalf and manage all related day to day activities to do with those properties.

  • The minimum investment in the Syndicate is £10k. This will initially get you at least one property with a minimum of 25% equity from day one.
  • We aim to refinance the property to return your initial stake after two years (subject to market conditions).
  • After this point you maintain an equity stake in a property with no further investment left in. Thereafter the upside is unlimited.
  • We will cover all void periods and retain all cash flow from the property until your initial investment has been repaid.
  • Thereafter you will receive a monthly income based on the net monthly cashflow (rent received less costs associated with that property) on each property in your name directly proportional to the equity stake you have in that property.

Will my money be safe?

  • The syndicate monies will be managed by our Accountants who will allocate and manage your funds safely and securely, throughout the duration of your investment.
  • We will provide periodic updates on the performance of your asset during the time we are managing it.

How do you get involved?

  • For the first syndicate we are looking for a minimum of £50,000 of investment and expect to launch this Q4 2009.
